Hi, I’m Paige Schulte with AskPaigeSchulte.com, and today we’re talking about the importance of the use of video when selling your house, specifically Matterport, horizontal video, and vertical video.

Matterport

Matterport is the three-dimensional video that walks you through kind of like a character in a video game. It also gives you the opportunity to measure the home and see the floor plan. We always purchase the floor plan option, as it gives people a way to see the house and how it’s laid out. This is especially helpful for those three-level homes or awkward floor plans and it gives the buyer a really good sense of what it looks like before they get in there. We have a lot of remote buyers now since Covid and the more information people have, the more comfortable they feel purchasing a house sight unseen, especially with the speed of the market. It’s like when you go to a bank, they like to load you up with as many things as possible so it’s harder to leave. That’s what we like to do for the buyer. We like to be the realtors that give them the most information so that they feel more comfortable giving us the most money possible. The more information, the more comfortable they feel.

Horizontal Video

While a 3D Matterport tour gives buyers that inside look, it doesn’t provide as much detail. So horizontal video is going to give them a chance to get more acquainted with the finer details and is also going to give them a more personal feeling. We can add music to it, we can add a voice overlay, we can add actual humans into it. We could be walking them through as their agent pointing out the quality stone that you picked out and some of those finer points that are harder to get across when you only have listing photos. All of these things are ways to amplify your home and have it stand out online.

Horizontal video doesn’t syndicate to every single site, and it’s more expensive, to be honest, so it’s not something that every single listing agent does. But it serves the listing very, very well, and it’s used really well in social media too. We can also use it to promote your open house, we can use it on websites, we can use it to run ads targeting buyers coming from states like Oregon and California. There are eight top incoming states, and then also lots of people from King County are moving here in droves to get more for their money. 

Vertical Video

Vertical video is another way to amplify your listing. The algorithms right now are really loving vertical video—you see that YouTube shorts and Facebook and Instagram reels are all performing very well. The horizontal video is going to perform better for you and your home and serve the listing better.

Media Package

At the end of the day, we want your house to get the most eyes on it so that people know that your house is listed, they know when there will be open houses, and they know what your home’s amazing qualities are and the factors that bring your house to the market at the price that it’s listed. Those are the things that we do that require extra money and investment in getting your listing to market, and I think that video is a way to evoke that emotion and bring in some of the human element in creating an attachment that a buyer would have, because at the end of the day, you can’t take the emotion out of a purchase like a home. As much as a buyer would love to do that, it’s just not possible.

We like to think of it as a launch, almost like getting it ready for prom—its big debut. We could do only photos but it’s just not enough. People search for more. They want to know where the 3D tour is, where the video is that can give them that sense of what it feels like around the property, what the landscaping looks like, what it feels like when you’re walking through a living room flooded with light. They can read all those descriptions, but the videos will help them feel all these things. The videos evoke that feeling, and that’s what we as listing agents want to help bring to life.
